PROPERTY CRITERIA
Transaction Size: $300,000 – $5,000,000
Property Type: Single-Tenant Retail and Industrial
Retail: Freestanding Restaurants (fast-food, fast casual or full service), Auto Parts Stores, Convenience Stores, Fuel Stations
Industrial: Warehouses or Distribution centers
Transaction types: Third party acquisition, sale leaseback or build-to-suit development
Lease Structure: NNN or NN. (NN lease will have to meet more stringent criteria)
Lease Term: 5 – 20 years (shorter term leases with or without options may be considered)
Rent: Base rent needs to be at or below the site location’s general market rate with structured escalations in the primary term and option periods. We may consider flat primary terms depending on the remaining term, quality of tenant and performance history (options need to have pre-structured escalations).
Vacant Value-Add Properties: We will look at vacant sites, typically undervalued drive-through facilities (site location and demographics must be desirable).
